April 2026: the Dubai market after the March pullback

Q1 closed at AED 176.7B in residential deals, +23.4% YoY. What owners and buyers should know going into the May window.

The numbers I'm watching

DLD recorded AED 176.7B in residential sales across 47,996 transactions in Q1 2026 — up 23.4% in value and 5.5% in volume vs Q1 2025. January set a monthly all-time record at AED 72.4B. The Dubai average came in at AED 1,759 per sq ft, up 12.5% year-on-year.

That's the context owners should hold in mind: the market hasn't cooled — it has simply stopped growing on sentiment and started growing on fundamentals.

What happened in March

The first half of March printed roughly –51% in transaction value vs February; the full month closed around –30% on volume. The cause was geopolitical, not structural. As of April, none of the major houses — Goldman Sachs, Knight Frank, CBRE — has a broad crash in their base case.

The signal isn't "panic." It's calibrate the expectation: timelines may run slightly longer than average, and the case for a price premium needs to be cleaner.

What it means in practice

If you're selling in a premium district (Palm Jumeirah, Downtown, Dubai Hills, Emaar Beachfront): the fundamentals are still on the seller's side. Proper presentation, a real marketing plan, and disciplined buyer qualification deliver a price grounded in actual DLD transactions — no "just in case" discounts.

If you're on the secondary market outside the prime corridor: budget a little more on timing and price conservatively. Don't fire-sale — build the deal through clean presentation and structured buyer pipeline work.

If you're buying: the window into premium is still open, but prices are firming up. Off-plan continues to throw up interesting entry points, especially with the top-tier developers. Run the numbers — don't trust marketing decks.
